Engineering, Development, and Permitting

Site Development Engineering and Permitting Phase will be completed with plans and specifications being submitted to the Gilchrist County Community Development Planning and Zoning Department. Our originally anticipated cost and schedule for this work was ~$44,500 with an expected 8-month process to receive an approved site permit.
Update October 2025:
We are currently reviewing new Engineering Bids for this project. The Site Engineering and Permitting will include:

Review of County Comprehensive Plan and of Land Development Code (LDC) requirements, Zoning, Buffers, Parking, Landscaping, Stormwater, Open Space.

Attend required pre-application meetings with the reviewing agencies

Prepare Conceptual Site Plan (CSP) incorporating all LDC requirements
-
Prepare County Special Use Permit (SUP) application.
-
Attend any public hearings for the approvals and respond to any reviewing agency comments of our CSP /SUP.

Prepare and submit Final Site Plan /Land Development Application

Prepare the utility design for potable water and wastewater services per the utility agency requirements

Coordinate site Topographic Survey and Soil Testing subconsultant services.

​Our full Conceptual Design, with a Preliminary Building Construction matrix has been completed by Baker Architects', Lafayette, Co. In addition to providing the necessary Architectural floor plans and building elevations, Baker Architect's has provided us with three-dimensional (3-D) modeling of the building interior and exterior spaces, as well site plan overviews.
